Richard graduated from the University of Kentucky in 1966 with a Bachelor of Science in Civil Engineering. He received the winning competitive award from the President of the University of Kentucky for "Outstanding Undergraduate Research and Creativity." He successfully completed the following coursework offered by the Commercial Investment Real Estate Institute and received the Certified Commercial Investment Member (CCIM) designation.
- Financial Analysis for Commercial Investment Real Estate - includes investment fundamentals, the real estate cash flow model, time value of money, finance programs, loan terms and variables, appraisal methods, measuring value and performance, and taxation issues.
- Market Analysis for Commercial Investment Real Estate - includes analysis of historical trends and existing data to assess both current and future market conditions that impact real estate investment decisions, use of economic base analysis, collection and use of market data, use of supply demand information, and identification of the de-aggregation categories, critical linkage and demand parameters unique to industrial, institutional, multi-family, office, and retail properties.
- User Decision Analysis for Commercial Investment Real Estate - includes valuation and costs of commercial leasehold interests from the Lessee perspective, strategies for clients on the critical decision of leasing versus owning, building versus buying, alternative strategies to a conventional lease, comparative lease analysis techniques, and the impact of timing of operating cash flows on the investment value.
- Investment Analysis for Commercial Investment Real Estate - includes the investment process, impact of financing and risk, tax issues that affect the acquisition, operation, and disposition of real estate investments, and formulation of effective exit strategies and options.
- Advanced Techniques in Leasing and Marketing Commercial Real Estate; Selling Commercial Real Estate; Negotiating Workshop for Commercial Real Estate; The Business of Corporate Real Estate, including skill sets to accurately assess the impact of current real estate holdings on the profitability of the corporation relative to the long term market position, and plan for needed corrective actions, and, Exchanging Commercial Investment Real Estate.
